Alot of people think you put a for sale sign in your front yard, and your house will sell.  That maybe true on rare occasions, but it takes a lot of work to sell a home.  The most frequently asked questions are sometimes the easiest to answer.

 

How long can I expect it to take to sell my home? 

What can I do to make it sell faster? 

Would it be easier to sell my home myself? 

Could I ask for more money first, and negoiate later? 

Won't it cost me more in the long run to use a realtor? 

If I list the home on a short term basis, will it sell faster?

 

It is never a good idea to try to estimate the length of time it would take to sell a home.  You never know.  It depends on alot of things, for example, the market, what else is available in your area, the condition of the home and of course the price.

Make sure the home is in good condition, keep the selling price reasonable, and talk with your realtor on what ideas he or she may have.

It maybe easier to sell your home on your own.  Noone can ever tell you not to do it.  Although you may come across somethings you don't know how to handle, or the buyer may have questions you don't know the answers to.  It is usually best to go through a realtor so they can handle all the details and answer all the questions for you.

When it comes to pricing the home, there will always be limits, however you can always negoiate the price.  Again that would be best handle by your realtor.   If you try to sell your home on your own, everthing might work out just fine and you get what you want. But what if you are required to deal with lets say inspections and modifications, or even insurance matters.  Could you handle all that without losing money, or being required to pay out more money in the long run?  These are some questions you have to ask yourself before trying to sell your home on your own. 

Listing your home for a short period of time is no guarantee it will sell faster.  There are alot of different things you have to consider.  Like I mentioned before, it has alot to do with what people are looking for, price, the market and condition of the home.
